Second Home Opportunites in Panama City Beach
I represent plenty of real estate investors and I do not just represent them for Chicago real estate. I'm also licensed to sell real estate in Las Vegas. We sold our Las Vegas home last year but with the drastic reductions in prices in 2007 and with all of the great opportunities available, we are seriously looking at purchasing Las Vegas real estate. Las Vegas is an incredible buying opportunity right now in our opinion and prices are at 2003 levels.
Why Do I Think Las Vegas is a Great Real Estate investment?
Simple... there are so many new resorts (and over 100,000 jobs being created in the next 5 years) that it is a no brainer. Low real estate taxes and no personal income tax make Las Vegas a very desirable place to live. The economy is just fine and government officials in Las Vegas are not scrambling to figure out ways to tax everybody and everything.
Where the Next Great Real Estate Investments are
I look for big new developments that are going to add some value to an area. For Las Vegas, it's a no brainer with all of the new casino resorts coming up. Something else that has caught my eye is a new Airport being built in Panama City Beach. I used to visit Panama City Beach and Destin quite often when I went to school at the University of Georgia (Go Dawgs!) and I just love the beaches there. Florida has recently been decimated due to all of the real estate speculation and overbuilding that took place and is on a very long road to recovery.
However... the new airport in Panama City Beach is going to give it very easy access to some of the Midwest cities such as Chicago. Direct flights from O'Hare to Panama City Beach is going to make it very easy and convenient to fly in for long weekends. That means a new influx of tourism dollars and along with that will come new businesses and new jobs.
Now, I am certainly no expert in Panama City Beach Real Estate but I do have a contact for high rise developers and they are looking very forward to this airport being built. Many of their projects have been put on hold but it seems that the recent ground breaking of the new airport is helping in their road to recovery.
Since I am no expert in Panama City Real Estate, I did some searching for a local Panama City Realtor and have been picking their brains for the past several months and they have been sending me market updates. As expected, the recent ground breaking of the new airport seems to have created some life in what was a dead real estate market.
All real estate is local and when I want information for my real estate investors, I don't read what a journalist is reporting on. I contact a local real estate professional and sort out the ones that give generic real estate information and build relationships with the ones that have solid data.
I look for knowledgable real estate agents in locations that I am interested in because at the end of the day, it's the individual real estate agent that is going to provide a superior service that matters.
