Is a Price Reduction Headline effective advertising?
I was in the Barrington branch for the North Shore Barrington Association of REALTORS to drop off some flyers. They have a really great service at a great price where REALTORS can drop off their property flyers and have them distributed to approximately 750 Real Estate Agents in the immediate area.
I could not help to look down and see three of the flyers being sorted and distributed and they all had the same exact headline (different prices) from three different REALTORS with three different Real Estate Brokerages:
PRICE REDUCED $100,000! ($75,000 and $55,000)
The $100,000 reduced price headline was for a South Barrington Home we know very well and is brand new and located in a Cul-De-Sac. It has a lot of European characteristics which we find very appealing, remote internet surveillance capabilities and it even has heated bathroom floors.
Headlines are an extremely important part of any advertising. While studying marketing in college we were taught that we should spend more time on our headlines then the actual ad itself.
Our particular experience is that headlines such as these are not entirely too effective in generating a buyers response compared to other headlines, but that's our experience. And since these are three entirely differant homes with the same headline (except for the price) something tells me these flyers will not be too effective either.
I have my thoughts on the above headlines, what are yours? Do you think advertising like this is effective?
